Greek Invest publishes research-first guides for foreign buyers evaluating Athens, the Athens Riviera, Crete, the Cyclades and mainland Greece. We are not a developer, not a listing portal, and not a substitute for licensed legal or tax advice. Nothing here is inventory we are paid to move.
Who writes this site
Articles carry a named byline: Maksim, Founder, Greek Invest. That is deliberate. Greek residence and tax rules move fast enough that unsigned content ages badly and nobody is accountable for it. If a figure on this site is wrong, there is a person to write to, and the address is info@greek-invest.com.
The desk is editorial, not advisory. We read the primary Greek sources, check the numbers, and write them up in English for buyers who do not read the Government Gazette. The regulated work that follows — title searches, the engineer's certificate, the notarial deed, the Ministry file — is done by licensed Greek lawyers, notaries and civil engineers, not by us.

How a page gets published
Every guide is written against primary sources, dated, and put through four checks before it goes live: the correct Law 5100/2024 tier for the cadastral parcel, the 120 m² of κύρια χρήση on the engineer's certificate, a single title deed, and a traceable transfer of funds under Circular 1/2026. The methodology page sets out each one in full, along with the sources we prioritise and how figures are dated.
What we don't do
- Push specific developer inventory, or take a referral fee without disclosing it
- Guarantee yields, capital appreciation, or visa outcomes
- Provide personalised financial, legal, or tax advice
- Publish a figure we cannot trace to a source we can name
How we make money
When you ask for a shortlist or a consultation, your enquiry may be passed to licensed Greek lawyers and partner agents who can do the regulated work. That referral is how the site is funded, and it does not buy anyone editorial placement. The privacy policy sets out exactly what is shared and when.
Corrections
Greek thresholds and tax bands change, sometimes twice in a year. If you find a figure that has moved, or one that was wrong to begin with, email info@greek-invest.com and we will correct the page and update its date. Or start with the contact page.
