Methodology
Every page on this site is written against primary Greek sources and checked before publication. This page sets out exactly what those checks are, where the numbers come from, and what we do when the law changes, so that any figure you read here can be traced rather than trusted.
The four checks every page passes
Greek property content fails in four predictable places. We check each one before publishing:
- The correct Law 5100/2024 tier for the cadastral parcel. The €800,000 and €400,000 thresholds follow the regional unit on the cadastral extract, not the postcode or the marketing address. A scheme advertised as one municipality can sit in another.
- 120 m² of main usable area on the engineer's certificate. The rule counts κύρια χρήση recorded on the Electronic Building Identity, never the floor plan or the listing. Balconies, parking and storage are excluded.
- A single title deed. Two adjoining properties do not combine to reach a threshold unless they are legally merged into one horizontal property first.
- Traceable transfer of funds under Circular 1/2026. The purchase price must arrive from abroad through a Greek credit institution, into an account in the buyer's own name.
Sources we prioritise
- Greek legislation as published in the Government Gazette, and AADE circulars
- Ministry of Migration and Asylum statistics on residence permits
- Bank of Greece residential property indices and ELSTAT data
- Land Registry and Hellenic Cadastre transaction records
- Licensed Greek lawyers, notaries and civil engineers, clearly labelled as third-party
Where we cite a market price rather than an official statistic, it is an asking-price range from portals and agencies, labelled as such, because asking prices lead the market and official indices lag it. Neither is the state's objective value, which is what transfer tax is actually charged on.
How figures are dated
Greek thresholds, tax bands and transfer rules change, sometimes twice in a year. Every material figure carries the date it was verified, and each guide shows an Updated date when the facts behind it move. Our two dataset pages, Golden Visa statistics and the regional price index, state their own quarterly update cadence. Always confirm numbers with your own lawyer and with AADE before signing anything.
What we are, and are not
Greek Invest is an independent editorial resource. We are not a developer, a law firm or a licensed Greek broker, and we are not paid by developers for editorial placement. Project reviews are written from public developer material and independent checks, and say so.
Referral policy
When you submit the shortlist or consultation form, your enquiry may be shared with licensed Greek lawyers and partner agents who can carry out regulated work we cannot: title searches, engineer certificates, notarial deeds and the Ministry file. We do not sell your data or pass it to unrelated marketing lists. See the privacy policy.
