What to include

The more of this you give us, the more useful the first reply is. Most enquiries can be answered in one message if we know:

• Your budget in euros, and whether it is cash or part-financed
• Whether the goal is a Golden Visa, rental income, a home to use, or a mix
• Region or regions you are weighing up: Athens, the Riviera, Crete, the Cyclades, the Peloponnese
• Your nationality and current tax residence, because both change the tax and permit path
• Roughly when you want to complete

What we can and cannot answer

We can explain how a rule works, which Golden Visa tier a location falls into, what a purchase actually costs once taxes and fees are counted, and which questions to put to a lawyer. We cannot give personalised legal or tax advice, run a title search, or confirm that a specific property qualifies. Greek thresholds and tax bands move, sometimes twice in a year. If a figure on any page looks wrong or out of date, email us the page and the number. We correct the page and update its date, and we are glad to be told.
